Santa Fe Construction Ltd has become one of the most dynamic innovative development Company in Northern Cyprus.
Santa Fe Construction Ltd offers a wide range of beautifully designed properties to suit all budgets. Santa Fe have planned, designed, constructed and developed 31 developments of which 22 sites have been completed and have sold in excess of 400 properties, from 1 bedroom apartments to 5 bedroom luxury villas.
The Santa Fe Group, of which Santa Fe Construction is the ‘Flagship’ company, has interestes in all household products, holding a main franchise from Arçerlik Company, The Italiano Furniture Store, Farinelli Restaurant, in addition to a Natural Marble Producing Company and Soli Residence.

The property market in Northern Cyprus, we believe will continue to expand, especially with the future accession of Northern Cyprus integrating into the European Union, which will then result in even further opportunities for growth and our Management Team will undoubtedly capitalise on our very strong market position in order to transform potential into acheivement.
Santa Fe Construction Ltd oversees every step of a development, from the initial purchase of land to the final construction and after sales. The fact that Santa Fe has its very own in-house team of Site Engineers, Building Architects, Interior Architects, Interior Designers and a substantial workforce enables the company to move forward at all times in a positive and professional manner.
Santa Fe have developments which stretch from Karşıyaka in the west to Tatlısu in the east, which includes such developments as Emerald Bay 3 located in Lapta a development of 112 apartments and 6 villas and the Turtle Bay Beach development in Tatlısu with 200 apartments.
Santa Fe are one of the very few Construction Companies in Northern Cyprus who offer part-exchanges for their properties. They have already part-exchanged properties, in Spain, Bulgaria and the UK.
Here are some facts and figures:
Since Mid 2004, Santa Fe
· are building 710 properties (122 Villas & 588 apartments);
· Sold 428 properties (108 Villas and 320 apartments);
· Of the 108 villas Santa Fe have completed 66 villas and of the 320 apartments have completed 148 apartments;
· They have a total of 30 sites of which they have completed 20 and the remaining 10 sites will be completed between 2 month and 18 months from now totalling 42 villas and 440 apartmentsç
As explained during our meeting, Santa Fe used to sell when they first started building 20 properties a year. However, with the property market boom in 2004/2005, Santa Fe were selling 20-30 properties per month. Obviously, like any other business, growing very fast and not having the right resources in place, slowed down their building.
As you can see from the above figures, Santa Fe have delivered a total of 214 properties and these are increasing as I write this report.
In the last 6 months or so, Santa Fe have employed more experienced staff (at Senior level) who have been working hard to change the working practices of the Company which they have achieved and are continuing to change. Changes in any Company always takes time and we believe that we will get better!.
Examples of charges that have taken place:
· Appointed Senior Managers who have been imported from the UK with vast knowledge and experience;
· Employing more workforce on the sites who work for Santa Fe;
· Employ our own maintenance / rectification teams which they never had before;
· A Sales and Marketing Department which is expanding as I write to you. There will be in the Cyprus Today next Saturday 3rd May 2008 an advert for various Job opportunities.
· Employed Site Managers responsible for their own sites who meet and greet Customers when they arrive to inspect their properties and ensure that before they arrive, their property is completed and any problems rectified before the Customers arrive;
As we progress, we will be implementing new ideas and changes which will help build up the reputation of Santa Fe and make them go from strength to strength.
The two areas that you mentioned that were of concern to some of the complaints you have received were:
· No replies to correspondence and
· Charges on some of the lands that Santa Fe own.
May I just confirm what we discussed at the meeting relating to the above points:
No replies
Yes this was correct in some instances the automated reply system was unsatisfactory up to the end of September 2007. However, since I joined Santa Fe, ALL Customers receive a response from me within a maximum of 48 hours. Most of which are answered on the same day of receipt. This applies to all departments within Santa Fe.
Charges
Yes, like many businesses both here and in the UK Santa Fe have overdraft facilities on some of their sites and these will be lifted as soon as the Customers pay their final balances and charges (if any) and they receive their Permission to Purchase and ready to transfer the title deeds.
Customers will always find an excuse not to pay the final payment hence delaying the removal of the security from the land and transfer of title deeds.
